Governing short-term home and private room leases on StaysForMe, including our Sign-Once Electronic Signature workflow, T−1 Day Automated Stripe Billing, Returning-Customer Cash Approvals, and mandatory property house rules.

StaysForMe Platform Terms of Service

Applies to all Guests, Hosts, and Property Administrators

1. Platform Scope & Role of StaysForMe

StaysForMe provides an online short-term home and room leasing platform built on the Firebase ecosystem, connecting Property Administrators / Hosts with Guests seeking furnished rooms or full-home stays.

2. Account Registration, Credit & Background Screening

Users authenticate via verified Email & Password credentials. Where required by a Property Administrator (including 271 Carmello, Kyle, TX 78640), guests must complete a credit and background check before check-in instructions and smart-lock codes are released.

3. Mandatory House Rules & Single-Occupancy Compliance

Guests must strictly honor property-specific House Rules, including No Pets, No Smoking, Single Occupancy limits (maximum 1 person per room where specified), quiet hours, and shared-space cleanliness across kitchens, shared bathrooms, laundry, studio workspaces, and parking areas.

4. 'Sign Once' Electronic Signature Agreement

When a Host approves a booking request, the Guest electronically signs the property's active Terms & Conditions once using our HTML5 signature pad. A SHA-256 cryptographic digest and timestamp are stored in Cloud Firestore so returning guests and guests modifying dates never have to re-sign unless the Host publishes a new mandatory Terms version.

5. Automated T−1 Day (24-Hour Pre-Stay) Stripe Billing & Cancellations

When confirming a card booking, StaysForMe vaults the Guest's payment method via Stripe SetupIntent without charging immediately. The total booking amount is charged automatically 24 hours prior to check-in (T−1 day). Guests may modify stay dates or cancel without penalty at any time before the 24-hour billing cutoff.

6. Returning-Customer Cash Payment Option

Verified returning customers (guests with a prior completed/paid stay with the Host or designated as Trusted Returning Guests) may request to pay in cash. If the Host clicks 'Accept Cash', the T−1 day Stripe card charge is bypassed and the Host records cash collection upon arrival.

7. Address Privacy & Check-In Security

Properties with 'Anonymize Address' enabled display only the neighborhood and approximate coordinates on public SEO pages. Exact street addresses and smart-lock check-in instructions are protected by Cloud Firestore Security Rules and unlocked exclusively for confirmed guests.

Because this 2,499 sq ft home is designed for students and young professionals seeking a clean, productive, and comfortable living environment, all guests and residents must agree to and abide by the following mandatory House Rules and Lease Conditions: #### 1. Mandatory Occupancy & Screening Rules - **No Pets**: Pets of any kind are strictly prohibited inside the rooms, shared house areas, or backyard/patio. - **No More Than 1 Person per Room**: Each room is leased strictly for **single occupancy (maximum 1 person)**. Overnight guests or subleasing are not permitted. - **No Smoking**: Smoking, vaping, e-cigarettes, or illicit substances are strictly prohibited anywhere inside the 2,499 sq ft house, private rooms, bathrooms, patio, or backyard. - **Credit & Background Check Required**: All accepted guests must pass a standard credit and background check prior to smart-lock code activation and check-in. #### 2. Your Private Pad & Furnished Inventory - Each room is furnished with contemporary decor, a bed with bedding, a flat-screen Smart TV, Central AC, Central Heating, and a **keyless smart lock**. - Room #5 includes a dedicated **Private Bath** and **Private Office**. Rooms #1–#4 share the home's shared bathrooms (1.5 / 2 shared baths). - Residents are responsible for maintaining their furnished room in clean, undamaged condition. #### 3. Shared Spaces for Socializing & Grinding - **Kitchen & Dining Room**: Wipe down counters, clean appliances, wash dishes promptly after meals, and label personal groceries. - **Living Room, Desk/Studio Area & Reading Nook**: Keep shared workstations, tables, and lounge seating tidy for fellow residents. - **In-Unit Laundry**: Remove clothes promptly from the washer and dryer and clean the lint trap after every load. - **Outdoor Backyard, Patio & Community Perks**: Respect outdoor furniture and neighborhood community rules. - **Parking**: Street parking and driveway spaces are available on a cooperative basis; never block another resident's vehicle or neighboring driveways. #### 4. Automated T−1 Day Billing, Modifications, Cash Option & "Sign Once" Policy - **Automated Billing 24 Hours Before Check-In**: Upon confirmation, your payment card is vaulted via Stripe and automatically charged **24 hours prior to check-in**, allowing penalty-free date modifications or cancellations before the 24-hour cutoff. - **Returning-Customer Cash Option**: Verified returning customers may request to pay in cash; if approved by the Host, automated card charging is bypassed and cash is payable at check-in. - **Sign-Once Electronic Signature**: Once you sign this agreement for 271 Carmello, your electronic signature remains valid on file for future bookings and date modifications under this active Terms version.
